Share the auction particulars, legal pack, guide price, available deposit and completion deadline with us as early as possible. We can explore whether a commercial mortgage or short-term bridging finance may suit the purchase, taking account of the property, your circumstances and the time available.

If short-term finance is being considered, a credible repayment plan is essential—for example, refinancing or selling the property. Ask your solicitor to review the legal pack and auction conditions before bidding. An initial finance indication is not a guarantee that funds will be available by the deadline.

Useful information includes the property address, purchase price or estimated value, intended use, details of leases where relevant, your available contribution and existing borrowing. We will help identify the information required by suitable lenders.

How much can I borrow?

The amount depends on the property, the borrowing proposal, your circumstances and lender assessment. We do not quote a universal loan-to-value figure for every application.

Can I repay early?

The terms of the specific loan determine whether charges or restrictions apply. We help you understand these when comparing an offer.

Can you help with mixed-use premises?
